Understanding Property Dimensions
Indian real estate transactions mandate transparency in area calculations. Here is a guide to help you understand area measurements.
Carpet Area
This is the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, and common corridors. Simply put: the actual area where you can lay a carpet inside your home. Under RERA rules, developers must quote carpet area.
Built-up Area
Built-up Area is the sum of the Carpet Area, the thickness of outer walls, and private utility spaces like balconies or private terraces. It typically runs about 10% to 15% larger than the net Carpet Area of the residential unit.
Super Built-up Area
This is the total built-up area of your apartment plus a proportional share of common areas such as the building lobby, elevator shafts, stairs, clubhouses, and security cabins. It is usually 25% to 40% larger than the carpet area.
Primary vs. Secondary Markets
Understanding the two major segments of properties listed on the portal.
Primary Market (New Launches)
Properties purchased directly from the builder. This includes pre-launches, under-construction projects, and newly completed inventory. These usually come with flexible construction-linked payment plans and modern clubhouse amenities, but require waiting for possession.
Secondary Market (Resale)
Properties purchased from individual owners. These are ready-to-move-in homes where you can inspect the physical structure, view of the flat, and neighborhood immediately. Payments are usually required upfront or via standard bank loans, and possession is instant upon registry.
